Chateauroux is a Covenant Community containing certain architectural requirements. Country French style architecture is mandatory and no two home fronts may be identical. The front exterior of each home must be comprised of brick, stone, wood or stucco. To maintain continuity in curb appeal, side-load garages are preferred (2-car minimum, 3-car preferred).
Homes must be a minimum living floor area of 1800 square feet for a ranch, 2000 square feet for a 1½ story and 2250 square feet for a 2-story, exclusive of basements, garages, porches, and patios. Basements are required in Chateauroux homes and may be view out or walk out depending on the topography of each lot.
Exterior improvements specified in the covenants include, but are not limited to, the use of wrought iron fencing between lots and next to common areas. Wood fences are acceptable at the perimeter of the development.
Specials taxes are paid off. Homeowners Association dues are $850 per year and are payable by May 31 of each year. No additional fees are required for use of the pool, clubhouse, playground and ponds.
Each family receives a key for the clubhouse as well as one key to the pool gate. When using the pool, children younger than 14 must be accompanied by an adult. Any guests who are using the pool must be accompanied by a homeowner. Reservations are required for parties or if the total number of guests in attendance exceeds the number of people in your household.
Catch and release fishing is allowed in the ponds. Boating and swimming are not permitted in the ponds.
